The UK government plans to cap ground rents at £250 annually for leaseholders in England and Wales and ban new leasehold flats. Existing leaseholders will have the right to switch to commonhold, giving them greater control over their properties. The reforms aim to reduce financial burdens and increase homeowner autonomy. Landlords argue this could increase residents' responsibilities and damage investor confidence. The changes will be detailed in the draft Leasehold and Commonhold Reform Bill.
